Buy box
Land and properties that benefit from rezoning, subdivision, redevelopment, or a change of use. If a site is worth more as something other than what it is today, it is worth a conversation.
We buy houses as they stand — no repairs, no showings, no open houses. Where a property goes next is our work to do. It is never a reason to treat what you built as though it were nothing.
Urban lots and parcels carrying functionally obsolete improvements.
Acreage where highest and best use has moved past farming or grazing.

Process
The sequence is the same every time, and the seller knows which step we are on.
Written terms, earnest money posted, title opened. Diligence risk moves to us at signing.
Survey, zoning verification, platting, and permit or plan-review work with the governing jurisdiction, tracked to the parcel.
Title resolved, site constraints priced, and the buildable envelope documented in writing.
The cleared position closes to a development partner or is assigned. The seller is paid either way.
Capital
The months after a site is bought and before anything is built are where the value is actually made — rezoning, platting, permitting, and design turn a parcel into a buildable one. That work is what creates forced equity, and it only happens if someone is carrying the deal while it runs.
We frequently provide the financing ourselves, so the schedule is set by the entitlement work rather than by how long it takes to line up a lender.
The spread comes from changing what the site is permitted to be — not from holding it and hoping the market moves.
Once the position is cleared and buildable, the project moves to construction financing or to a development partner on clean terms.
